HLT Q3 deep dive: business travel and new development drive growth, margin expands

In the third quarter of 2026, Hilton Worldwide Holdings Inc. (NYSE: HLT) reported a revenue of $3.33 billion, reflecting a year-on-year increase of 6.6%. However, this figure fell short of analysts' expectations, which had anticipated revenue of $3.38 billion. Despite the revenue miss, Hilton's adjusted earnings per share (EPS) were stronger than expected, coming in at $2.45, which was 3.6% above the consensus estimate of $2.37. The company's adjusted EBITDA matched analyst forecasts at $1.06 billion, maintaining a margin of 31.8%.

Hilton's management has raised its full-year adjusted EPS guidance to a midpoint of $9.10, marking a 1.7% increase from previous estimates. They also projected an adjusted EBITDA of $4.07 billion for the year, aligning with analyst expectations. The operating margin for the quarter reached 27.3%, a significant improvement from the 24.9% recorded during the same period last year. Revenue per available room (RevPAR) stood at $124.70 at the end of the quarter, up 4.5% compared to the previous year.

With a market capitalization of $77.79 billion, Hilton experienced a notable increase in sales, although it did not meet Wall Street's revenue projections. CEO Christopher Nassetta attributed the growth to strong demand in both business and group travel sectors, citing what he described as a "C-shaped economy" and the resilient wage growth of the U.S. middle class as key factors boosting occupancy rates and room prices. The quarter also marked a record for organic hotel openings, with significant development activity in Hilton’s luxury and lifestyle brands.

Looking forward, Hilton's revised guidance is based on the sustained demand for business travel, a robust development pipeline, and a normalization of conditions in previously challenging markets such as the Middle East and Mexico. Nassetta highlighted "continued net unit growth, new brand expansion, and RevPAR index gains" as essential components for sustainable growth in the upcoming years. The company remains committed to leveraging technology and enhancing its proprietary platform to improve direct guest relationships and profitability for hotel owners.

Management's commentary shed light on several key factors contributing to Hilton's Q3 performance. They noted a notable increase in RevPAR driven by strong business and group travel demand, with a record pace of new hotel openings. Specifically, business transient and group bookings exceeded expectations in the U.S., particularly in sectors such as technology, manufacturing, and workforce lodging, which experienced double-digit growth. Additionally, social events and corporate meetings contributed to an uptick in group RevPAR, aided by favorable calendar shifts.

Hilton's luxury and lifestyle segments emerged as the fastest-growing categories, with recent openings including Conrad hotels in Saudi Arabia and Japan, and the launch of the Canopy brand in Thailand. These segments recorded trailing 12-month net unit growth rates of 11% and 20%, respectively. The company’s strategy to convert independent hotels to Hilton brands has proven effective, especially in Europe, where around 60% of hotel supply remains independent. In the third quarter, conversions accounted for 37% of all new openings, a trend management anticipates will continue as Hilton offers RevPAR premiums and utilizes its commercial platform.

Hilton's development pipeline reached record levels, exceeding 543,000 rooms, with new construction starts increasing by over 40% year-on-year. Nearly half of this pipeline is already under construction, reinforcing management's confidence in achieving sustained net unit growth of 6-7% annually. Impressively, 80% of the planned openings for the upcoming year are already secured.

The appointment of Savneet Singh as the new Chief Technology Officer underscores Hilton's commitment to digital transformation. Management emphasized its plans to utilize technology and artificial intelligence to enhance operational efficiencies, improve guest experiences, and reduce costs for hotel owners, thereby further differentiating Hilton’s offerings and increasing profitability for its partners.
