Marriott: 3 Key Takeaways for Long-Term Investors

During its earnings call for the third quarter of 2026 on November 2, 2026, Marriott International (NASDAQ:MAR) revealed an optimistic revision of its full-year expectations for revenue per available room (RevPAR), attributing this growth to robust international travel and consistent leisure demand. The hotel chain's strategy for expanding its portfolio without significant capital investments in new constructions is particularly noteworthy for long-term investors. Three key points emerged from the management's discussion.

Firstly, Marriott is witnessing accelerated system growth as global travel demand surpasses forecasts. The increase in the number of rooms available translates into a steady income stream from management and franchise fees. Enhanced occupancy rates and higher daily room rates directly contribute to increased fee revenue, bolstering the company’s profits.

“We reported an excellent quarter this morning, with RevPAR and financial results above our prior expectations. Development activity remained strong, and we grew net rooms by 4.6% over the 12 months ending September 30th,” said Tony Capuano, President and CEO of Marriott.

Secondly, the hotel operator is leveraging conversions of existing independent properties into its brand to expedite growth without the lengthy delays associated with new construction projects. This approach enables Marriott to quickly capture market share, even as economic conditions fluctuate.

“In the first nine months of the year, conversions accounted for over a third of our signings and over 40% of our openings,” Capuano noted, highlighting the effectiveness of this strategy.

Thirdly, Marriott is investing in key money, which are financial contributions made to hotel owners to secure long-term management agreements. This strategy is yielding significant returns, as it allows the company to enhance property-level economics and secure ongoing contract fees.

“If you look at all the deals we did in calendar 2025, the deals where Marriott participated with key money had an average value premium per room of about 65%,” Capuano explained, emphasizing the financial benefits of this approach.

Looking ahead, the demand for global travel continues to grow across various regions, suggesting a positive outlook as the company moves into 2027. Marriott’s extensive scale, brand presence, and loyalty programs are pivotal in sustaining developer interest, even as they navigate regional travel fluctuations and maintain pricing discipline.

“We currently expect continued strong demand trends. Our preliminary view is that the 2027 year-over-year global RevPAR growth could be 3.5%-4.5%,” stated Jen Mason, Executive Vice President and CFO. She underscored that conversion momentum remains a crucial driver of growth across the company’s brand tiers.
