Paradise Valley has achieved a significant milestone, ranking among the top 100 most expensive housing markets in the United States. The community's median home sale price has surged to an unprecedented $3.6 million, placing it within the top 30 most costly ZIP codes in the country. This latest figure reflects a $100,000 increase from the previous year, further establishing Paradise Valley as Arizona's priciest ZIP code for the eighth consecutive year.
The 85253 ZIP code of Paradise Valley has been recognized in PropertyShark’s 11th annual assessment of the nation’s most expensive residential markets. The report underscores the area's desirability, supported by over 350 residential sales, distinguishing it from other exclusive communities where a handful of high-value transactions can skew median prices. Notably, only two ZIP codes in Los Angeles recorded more sales than Paradise Valley.
As the sole Arizona representative in the top 100, Paradise Valley joins other prestigious locations like Beverly Hills, Newport Beach, the Hamptons, and Atherton, California. In 2026, the community was one of 11 ZIP codes across various states that set new pricing records, with its median of $3.6 million placing it among a select group of 52 ZIP codes nationwide that boast median sale prices of at least $3 million.
The performance of Paradise Valley is indicative of the robust luxury housing market in the Greater Phoenix area, which continues to thrive despite shifting economic conditions. The latest findings from PropertyShark reveal that the national luxury housing market is reaching new heights, with some ZIP codes recording unprecedented median sale prices.

One notable aspect of Paradise Valley’s success is its geographic location. Luxury real estate rankings have historically been dominated by coastal regions, particularly in states like California, New York, and Florida. According to PropertyShark, 72 of the 122 ZIP codes in this year’s ranking are located within five miles of the ocean, with only five areas situated more than 25 miles inland. This highlights Paradise Valley's unique position as a desirable luxury market that extends beyond traditional coastal hotspots.
While California continues to lead the rankings, making up 57% of the entries, its share has decreased from a peak of 73% in 2019. The New York metropolitan area accounted for a record 25% of the rankings, and other luxury destinations in the West, such as Crystal Bay, Nevada, and Aspen, Colorado, also reported record prices.
PropertyShark's rankings are based on closed residential transactions recorded between January 1 and September 30, 2026, focusing on actual sale prices rather than asking prices. This method ensures that the median sale prices accurately reflect completed transactions, providing a clearer picture of the luxury real estate market. For Arizona, the results underscore Paradise Valley's ongoing prominence in the national luxury housing scene. With its record median sale price, substantial transaction volume, and consistent top ranking in Arizona, Paradise Valley is proving its competitiveness against the nation's most exclusive residential markets.
